What is included in a Zoom Air HVAC Scheduled Maintenance Program?

At Zoom Air we offer 2 visit and 4 visit residential scheduled maintenance programs.

By signing up for an HVAC Scheduled Maintenance program, you hand the worry and responsibility over to us – we'll contact you when your next visit is due (either 3 or 6 months apart) and schedule a convenient time. Many rental property owners have found our Scheduled Maintenance programs a great help in providing uncomplicated, dependable service for their tenants. With today's active families, this is one less headache.

Don't be fooled by so-called "Spring and Fall Tune-up Specials" advertised by other companies as low as $19.95. These visits aren't the extensive service as outlined below and are really designed to gain access to your equipment in order to get in your door and charge a much higher price for repairs. On the Scheduled Maintenance Program, we include cleaning the burners and heat exchanger at the heating inspection. And, we clean the outdoor condenser coil at the cooling inspection. These services are typically charged for separately. Know the right questions to ask when comparing other prices!

Scheduled Heating Inspection

Our furnace maintenance program includes the following 15 point service:

  • Check thermostat operation
  • Clean burners and heat exchanger as needed
  • Check and adjust all safety controls
  • Check flame sensor
  • Clean and check ignition coils
  • Check gas pressure at furnace
  • Check fan control center or circuit board
  • Check vent pipe for proper venting
  • Check blower operation
  • Lubricate all moving parts (if applicable)
  • Check for gas leaks at furnace
  • Check burners for efficiency
  • Clean and/or replace filters
  • Inspect heat exchanger for safety defects and cracks
  • Check gas valve operation  

Scheduled Cooling Inspection

Our air conditioning maintenance program includes the following 18 point service:

Inside Checks at Furnace and Coil Location:

  • Check Thermostat Operation
  • Check fan control center or circuit board
  • Check blower operation
  • Lubricate all moving parts (if applicable)
  • Clean and/or replace filters
  • Check and flush condensate drains at evaporator coil (inside location)
  • Check evaporator coil for cleanliness

Outside Checks at Condensing Unit Location

  • Clean outdoor condenser coil
  • Check for visual signs of refrigerant leaks
  • Check voltage and amps of all motors and compressor
  • Lubricate all moving parts (if applicable)
  • Check condenser motor and fan operation
  • Check all wiring connections to ensure tight
  • Check thermostat operation to ensure working correctly
  • Check refrigerant charge to ensure charge is (complete)
  • Check temperature difference at evaporator coil (inside location)
  • Check compressor contactor, capacitors and controls for wear
  • Check condensing unit disconnect switch
